I went to Punta Cana 2 years ago for my 50th and decided I might like to retire there. I saw I could purchase a nice beach home on the water for 300K, kinda affordable. However I now have gotten a new, realistic opinion on timeshares. Instead of purchasing a home, what recommendations would you all have in where to purchase, what a relative cost might be for say 3-4 months of a ts purchase? And should we consider purchasing maybe different resorts? We live in the northeast, so what time of year do you recommend? Any other comments, questions, or concerns would be greatly appreciated.

Three months is about 12 weeks with MFs around $12,000 yearly at first. At 5% MF increase yearly ... in 5 years, that would be over a 25% ... which would mean about MFs of $16,000..

Four months would be 17 weeks.... $17,000 yearly at first. At 5% MF increase yearly, $21,700 after 5 years.

Plus, the lost revenue from the money used to buy these timeshares.

I decided years ago, to buy Pompano/Ft Lauderdale timeshare fixed weeks. I am now selling the Pompano timeshare weeks and keeping the Ft Lauderdale weeks which are lockoff units. I can rent the larger side of the lockoff units and personally use the studio side. The rental rate more than covers the MFs of the entire unit. And the bonus has been, the MFs increases for the resort is been in the 1% range. If I rent the studio unit, it covers about 60-65% of the total unit's MF.
