When I buy a resale I have a bad habit of checking to see if the paper work of the sale is where the escrow person Sayers where it is. My latest buy , I was told that the paper work was at the title company, I am trying to get the phone number to verify that statement. I was thinking .
90 days unreal.
What do you think
Hi thanks, yes I know KGB changed management to gpr. But the escrow agent told us that the title change had to go thru Wyndham. I know that did not sound right. It's my guess that Wyndham will now have to send the the paper to gpr. Waste of time
Clarification: A "Title Company" is a separate company that prepares the new deed to send to the timeshare management company.
At the timeshare management company, they have a title office which receives the new deed from the title company after it has been recorded, and changes the ownership in their records.
Are you buying from a company, or a private individual? Most of the ebay type sellers actually use an affiliated title company, or do the title work themselves, because the preparation fees are a source of additional income.
This is the usual process - you may want to print it out and add it to your file:
-Verbal agreement to terms between buyer and seller
-Contact title company with both parties' contact info. - seller provides current deed
-Buyer and seller sign and notarize contract, and return to title company (some title companies don't require both to sign)
-Title company prepares new deed and sends it to county recording office for recording
-County recording office returns a recorded and stamped copy of the deed to the title company
-Title company sends a copy of the recorded deed to the buyer, and to the resort management company
-Resort management company records the new deed in the new owner's name and may or may not contact the new owner.
-Title company will notify the new owner that the deed has been transferred and the transfer is complete.
