Resale Closing Cost - new HGVClub Fees???

Valdoro Mountain Lodge (HGVC), Hilton Hawaiian Village (HGVC), Hyatt Lost Pines,
I am looking for a resale at various resorts and the listing agent indicated there is a "new" Club AC HGVClub fee of $560.00? What the heck is this for and "other" closing costs are near $1200 increasing the overall purchase price significantly (excluding maintenance fees). Thanks

Found several posts on this so appears the above fees are considered "normal" if there is such a thing as "normal" - certainly not justified as cannot imagine what I get in return for Club fees where we are already members. How much does it cost to transfer paper around = $500+.

I've noticed HGVC charges the following when buying a resale deed:

$560 - Club Inventory Activation Fee (Enrollment Fee)
$TBD - Resort Transfer Fee
$TBD - Closing Costs (might include Title Insurance)
$TBD - Fee to join HGVC if it's an eligible affiliate resort deed
$159 - Annual HGVC Membership Dues ($199 for members with non-US addresses)

So depending on what other fees you have to pay, you can expect to add over $1,000 above the purchase price you agreed on with the buyer.

There was a time when there was little to no cost to transfer an HGVC deed. When I bought my first HGVC resale week in 2015, the "activation fee" was $315. Now it's $560. They're trying to deter resales with these fees.

Just factor those fees into your purchase price offer. For a premium unit, those fees are worth it.. but for am eoy low point package, hgvc has made resale very difficult for the owners who want to get out (giving it away without sweetner not an option ).

That being said, even with the fees, you are generally buying for thousands under retail.
