I am new to both TUG and RCI. Since I live in the northeast I was looking at staying in North Carolina in the Outer Banks. When searching on RCI I saw these vacation homes in the resort directory. Different from the normal timeshare exchanges. Has anyone ever had any experience with these? Do they ever actually open up for exchange? And if so, what would the TPU look like for that? I would be looking at one of the ones that sleeps 10 or more. I am not looking for this summer but was hoping for any advice as they would fit my family perfectly. Thanks!

They open occasionally in January and February and have an additional $299-$599 cleaning fee depending on the size of the unit on top of the tpu's and exchange fee.

Exactly. They are not timeshares. They are full time vacation rental homes that have their rentals managed by Wyndham's rental division. Even in the off season the listed rent price is $700-1000 for most of these places. During the summer they go for $1500-$3500 or more and are probably booked solid during the summer. During the mid to late spring and early fall they still rent for over $1000 and are probably full most of the time. The only deposited weeks are ones that Wyndham know has virtually no chance of renting.
