purchasing a timeshare

Me and my wife are thinking of purchasing our first timeshare in Hilton Head at the Bluewater Resort for $7900. The maintenance fee is $490 for a 1bedroom unit. Is that a good price.? The exchange company is II, how hard is it to exchange my week to San Francisco,CA in the month of Aprilof 2013?
Since we are new to timeshares what bbs pages or what other areas of tug should we visit to learn more?

Welcome to TUG! $7900 seems high. Is this a resale? Search eBay for completed auctions for a valuation. San Fransisco is not the easiest of trades, but I'll let others more experienced than I am give you odds on your success.

If you DO go through with the purchase, and plan on using it for exchanges- as opposed to using your week, I would recommend you joining TUG ($15) to give you access to the reviews of thousands of resorts worldwide.

A few in S and VA, a single resort in NC, MD, PA, and UT, plus Jamaica and the Bahamas
$7900 is way too high. You could get one one the resale market for between $1-$2000 including the the $1500 that Southwinds/Spinaker requires as prepaid MF's on resales. The problem with its trading power in II is it floats, I believe 1-52. You can reserve a high value summer week to use on your own and even deposit with SFX (an independent exchange company which would probably work to get you San Fran) but when you deposit in II, management chooses the week and doesn't deposit prime weeks.

It will also be fairly late to request April 2013 because it will take a month or so to transfer the resort into your name. You also are late in requesting a good 2013 from your home resort. Timeshareing works best if you can plan 10-18 months out or are fairly to very flexible as to the time and location you want to travel or always want to travel in the off season.

In the TUG reviews, there is one review by a TUGger. They rated it a 7.5 out of 10. For a $15 membership you can have access to all reviews and the Distressed and Sightings of scarce exchanges that are not available to the free guests.

Buying a Timeshare

If I were to buy a timeshare from a TUG member what should I know and whaat would I need to do before I purchased their timeshare? I already know where the timeshare is and what week. Any help would be appreciated?

I had been watching Ebay for one of these with the seller paying the prepaid maintenance fees. They don't come up often.

I stumbled upon a triennial deed back in May of this year from sumdayvacations (from their website, not Ebay) and picked it up for just over $200... with the prepaid maintenance fees included. Unfortunately, the management company (Southwind) has a long drawn out procedure for Bluewater transfers and the deed has still not been recorded. Of course part of the delay could very well be from the seller because I only get updates when I ask. Just be aware that it may take longer than a month or two for the transfer to happen.

Also, the resort is on the northern part of HHI...not on the beach or near the other resorts.

The TUG Member set me an email saying he had one for sale and it is the type of room we are looking for but not sure about the week we want but we can always trade for somewhere else.
But if I buy from him or EBAY what things do I need to know before buying?

Unfortunately this is not true: Timeshares have trading power, and some have so little trading power as to be nearly worthless.

***Please don't rush into a purchase - you need to do a lot more homework.

If you click the quote button, you can answer these questions in the next window:

1) Where do you want your home resort to be?
2) Do you want to visit your home resort at least half the time, or do you want to trade more than half the time?
3) What are your 5 top trade destinations?
4) How many people do you usually travel with?
5) Can you travel any time, or are you locked into the school schedule?
6) Can you make firm plans 12 or more mos. in advance?
7) Can you vacation for a full week at a time?
8) What level of accommodations do you prefer on a scale of 1 to 5 stars?
9) How much can you afford to spend upfront, without financing?
10) How much can you afford to spend every year for a maintenance fee that will come due right after Christmas, and increase each year?
11) Are you a detail oriented planner?
12) Do you understand that once you buy a timeshare, it may be very difficult to sell or give away, and you are responsible for all fees, until you do?
