Newbie wants to access RCI and Interval Intl.

Being an accounting type lets run the numbers.

I am going by published info on web site only not the verbal sales BS you get from sales weasels!


OP pays $6,400 to buy for his business. After tax cash out lay is say $4K.

Gets lifetime RCI AND II membership by essentially paying $2K up front. Say OP is good for 30 years. Now ahead.

Also, get unlimited access to BOTH RCI and II last call, get-a ways, dumps, etc. at say $299 for 2 BR and ad says no gift certificate so out of pocket(actually advertising, promotion) around $200.

Kicker is one gets 300K Wyndham points wih possible VIP discounts. So pay say $500/100K MF and get a couple nice two BRs. Since one is checking out freebies he is getting a business tax write off for most of vacation for checking on promotion.

Buy on e-bay for say $1K Total!. Then have mandatory $1,500+ MF forever plus what $100 a guest certificate at say 1 a week or $5,200???

Get out of the box, think out of the box, put a sales weasel in the box, sell the box, paint the box!!!!

I may not be the greatest in Accounting, however some observations

Total HOA Fee for 1,000 Points: $4.17, according to what I pay for Smokey Mountain.

Since there is an upfront fee for acess to the RCI inventory, in your hypothetical, I would presume if RCI went after the firm, the RCI accounts for people participating in their program as suppliers could be closed down.

If the firm is busted for fraud, oh well.

Everything is based on availablity. An additional problem is I do not see any assurances in your hypothtical that the actual owner of the VIP account involved would actually rent you the accommodation with the VIP benefits. It appears to be just an opportunity to have one do so.

I have seen a number of Wyndham Timeshares that have final bid plus 0 to about 500 dollars in closing costs by a number of re-sellers. I am not sure where your numbers come from.

If I understand your hypothetical correctly, the fee is for access only and not the RCI costs associated with the rental nor the rental price. Same obseration with the Wyndham VIP program.

Is your hypothetical based on your experience? Or, just your estimates?

Used CWA $5.42 as a verifable average. Obviously higher and lower.

Actually, includes RCI Points membership which I think is $119 a year so reduces up front fee for three exchange companies! By spreading last calls, get-a-ways, etc. over exchangers lowers visability.

There are no guarantees in life other than proverbal death and taxes! Shoot if TUG keeps getting the word out recissions will overwhem Westgate and Wyndham and they will do something else. If you were to poll Wyndham owners most that go to sales pitches are like me whose mission is to rattle their cages. I understand you do about one a month! Why?

I assumed OP was looking at cheapo last minute stuff. Since giving to customers they would be happy with whatever they got. Don't think his business model envisions $700+ gifts.

Closing costs range from zero to $799 is the highest I have seen. Transfer fees range from zero to Wyndham $299 to several thousand in Mexico. I went with Ron's bogey of keep total under $1,000.

Yes, $6,400 only provides access. Each booking would entail some expense!

By definition hypothetical means based on conjecture, speculation, "experiences" and opinion NOT verifable facts. Like the attorney asking you if you still get drunk on Saturday night, beat your old lady and then go to church on Sunday and repent?

As far as I am concerned no way would I give timeshare weeks to use to good business customers. My kids stayed at a 5* resort which they liked but after listening to sales pitch no way in Hell do they want any thing to do with TSs! Leave them to Vikings or RR!

I go to any that I am invited to go to. Sometimes they give gifts sometimes not. I go to stay informed on what the sales people are saying about that resort, the Management Company at that resort, Wyndham and RCI in general so I know what to research to find the kernal of truth in what they say.

Please do not give them to me. I do not want them. Maybe someone else here on TUG wants them. Especially if they are Marti Gras in New Orleans.

In your hypothectical, I would want that in writing that it had to be in my name only.

CJ Timeshares leads the big parade from what I have seen. Total due by closing is $2,575 plus final bid price.

P.S. If you are a member of Seawatch Plantation Resort, I would appricate your support in the upcoming Board of Director elections.
