Nanea Owners Update

We are at WKORV so did the owner's update today to learn about Nanea. We had a chatty sales rep who gave a bunch of details. Apologies if this is redundant- I searched and didn't see all of this info:
  • 2 views: OF and Resort. Each view has its own price point. Currently Resort is about $.385/option and OF about $.46/option.
  • If you get OF you can reserve either a 3br or a 2br in the OF section for as many days as your options allow. If you get Resort you can reserve either a 2br or a 1br for as many days as your options allow. There are no 1brOF. Most 1br are way in the back. Only 12% of the units are 1br.
  • There are over 250 rooms (keys in hotel speak).
  • They can sell options in whatever quantity you want. So if you want 5 days worth or 11 days worth you can.
  • If you want to turn in another unit you need to spend $70K cash for OF and $35K for Resort. You can turn in 2 weeks for Resort view but only 1 week for OF.
  • You can exchange leftover options to points as long as you have at least 20,000 options.
  • MF are high. $4500 for the 3br. Way higher than WSJ pool villa or Harborside 3br for the size.
  • EY 3br OF price $118,542.
  • Here's the map of the site. Teal blue if OF. There will be units with a parking lot view.

We are owners at WKORV, and we did the Nanea update a couple weeks ago as well. It is a beautiful resort, I must say. We walked over there often, during our stay, and also ate at the pool restaurant. All very nice. That said, I am quite happy owning at WKORV, since it has lower maintenance fees, and with just two of us (myself and my wife), we can't justify owning a 2BR non-lock-off unit. We like the 2BR lock-off's at WKORV, since we can get two-weeks out of them. The options program at Nanea does allow some flexibility on check-in date, which is good, but all in all, Nanea is just a bit too expensive for my tastes. A very nice place, however - which we will definitely visit each time we go back to WKORV.

Humm. That means there are only 30 one-bedroom units. Meh. Wish I had realized that when I bought the place. From what I heard from the Vistana Rep a few months ago, they had only sold 5 of them. I haven't been able book any space; they keep telling me they are still building the units and there will be more availability next year. In the back, that's probably right. Last to be built. And the ones they have built are being sold as hotel rooms by Westin.

Clarification:

-You cannot believe what a sales Rep. says, so saying they only sold 5 of them is likely to be false. I don't believe it, because the one bedrooms would be attractive to people in a lower price range.

-Westin can do anything they want with inventory that belongs to them, they have no obligation to put it in the owners inventory - this is standard in the industry.

They aren't selling 1 bedrooms or 2 bedrooms at nanea, they're selling options. A 81k contract isn't necessarily a 1 bed, it could be a partial week in a 2 bedroom as well. The whole resort is split into point's, if you wanted to buy only enough for a 1 night stay I bet they would sell it to you.

When searching for dates, start with one day and add on to it on either side to try and find a period that fits your needs.

One benefit of Home Options/Points is the ability at 12 months to book starting any day of the week for any number of days up to 21. If you start on a Mon and go through the following Wed you only use options for 10 days and use 2 X Mon-Tue-Wed (the lowest option requirement/day). You can only book 7 days with weeks checking in on Fri-Sun. Most of my family considers the arrival day and departure day to be non-vacation days and desire slightly longer stays (per airline travel cost). Further this allows you travel on the lowest airfare days.
