Maui 1 Bedroom Oceanview - Which Building/Floor To Request?

We have an upcoming stay at Maui Ocean Club. It is through an II exchange via a dedicated 1 bedroom ocean view suite (OBOV code). We are in the older buildings (Lana’i, Maui and Moloka’i Towers). MOC room reservations has already confirmed I will keep my ocean view, which is great.

Hoping a few experienced Tuggers can give me some pointers on what building and floor to request? Does North or South side of each building matter? We're happy with whatever we get (Aloha!), but will make a request for preference anyhow.

It appears most of the dedicated 1 bdrm OV suites are in the Moloka'i tower, so I assume I'll likely get one of those? What floor gets you above the tree line? Does the Sorth side (facing main pool) or Nouth side (facing Napili blg) give a better view?

For Lana'i tower and Maui wing, they both have fewer dedicated 1 bedroom OVs. Maui wing is also pretty far away from the ocean and has lower floors.

My daughter and husband just returned from there,
and had a 6th floor 1-BR OV unit facing inward toward big pool,
with an outstanding ocean view.

also traded in and kept the view designation.
I talked to Marynor Pacleb and we were able to get something nice.

Just following back up after our MOC stay over July 4th. We happily ended up in Molokai building facing Napili bldg with almost the exact same ocean view that NTP66 posted earlier in this thread. Just a couple floors lower. Much appreciated! Hard to beat this type of 'ocean view'!

Greg - Aloha! Great to meet you in person also last week over the July 4th holiday at MOC! I'm sure we'll meet up again and I look forward to it.

MOC is a special place, likely our favorite of the MVC resorts based on location, amenities, pools, beach, views, etc, etc. Hard to beat. Just wish it was closer to the U.S. East Coast :/ . Those who live in Cali are truly lucky for the quick jump to the Hawaiian Islands. We're only able to every other year...for the past 15 yrs.

As we add to our portfolio, I fully expect a 2bdrm MOC resale to be in our future. Now...question is whether Ocean View or Ocean Front, EY or EOY, and new or old buildings. I'm sure I'll ask for a few pointers as we get closer to that decision. It's second on our purchase list...behind a 3bed plat ocean front at Ocean Pointe. Another one of our favorites. We'll be there later this summer also.

It depends on what you want to do and what you like.

We had view over pool and ocean. We liked it as we this as got some great night shots of the pool.

But, we were doing a lot of touring so without knowing we got the building close to the garage. It was nice when hauling groceries back and heading out for tours. And close to grills and hot tub pool.

Unless I was on ground, I don't really see how being closer to the ocean or beach would have made the views/stay any better.

But if you were planning to do lots of walking on the beach towards Whaler's Village, then rooms on that side would be better.

Thanks. When we purchase, I expect we'll follow your lead with a 2BR OV EOY in the original towers. We'll then supplement with a EOY on the same even/odd year at Kauai Beach Club or Ko Olina (or another MOC), thus allowing two consecutive weeks in Hawaii at 13 months out.

Questions:

OF vs OV
More OV, Fewer OF. Is this good or bad? I can see both sides of the coin, but interested in reality.

- Is OF harder to reserve peak periods (summer, spring break) at 12 months out given fewer units?
- Do single week OF owners end up on a lower first/second floor with multi-week owners on higher floors? Or do they still get a good villa placement?
- OF appears to rent quite a bit higher? Perhaps 25%?
- Are there many bad 2BR OVs?

EY vs EOY
We've made it to Hawaii EOY for the last 15 yrs. EOY is more of a 'reality' from the U.S. East coast for us, even though we'd love to go EY.

- Does anyone purchase an EY knowing they will go on average EOY, and then just rent the years you choose not to go for a profit above the maintenance fees...thus help offsetting the difference in upfront purchase price? I almost like this option, because I can then choose which years I want to go vs having to wait for my odd/even year.

I can't speak to the OF questions, so I'll leave that to somebody who owns that view. As for the number of units overall, however, you've probably already seen this map, but in case you haven't:

Here's a breakdown of the number of unit types in MMO (Molokai and Lanai Towers only; I know there are some 1BR and 2BR OV units in the Maui wing, but I don't have a room map):

Kirk,

I think your GVs are dedicated traders, so you can combine one (or both) with your MOC week to book 13 months out. I think you will have good success getting your OV or OF summer reservation in the original building, plus get a good trading week.

I do not know the platinum weeks at GV and the same strategy may not work for spring break. Because there are so many multi-week owners at MOC, there have been instances where I could not book 13 months out in MM1, but with half of the inventory still releasing at 12 months there is still a good second opportunity.

I have met owners at the grill who own EY but only visit EOY, renting the off year to generate some income. They were very happy with their strategy.

I do not think there are enough multi-week owners that would absorb all the high floor rooms, and believe you would still get a good room, and not relegated to an inferior room. You could call room assignments (or email Liza Williams) and pose that question, she is very helpful.

We just returned from our first visit to MOC and I now understand the love that folks have for this place. Wonderful location and layout. We were in the original building in the Molokai Tower (2 bdrm, Ocean View, 7th floor overlooking the main pool). Although we were in the room closest to the elevators (furthest from beach) we had a fantastic, unobstructed view of the ocean from each room. Given that this was an Interval exchange we were very happy with the room location. It was a breeze to get back and forth from the room to the pool area and the proximity to the beach/ocean and all the activities along the beach walk was great.

We had the opportunity to see a 2 bedroom in the new towers (as part of an "Owners Update") and thought those rooms were beautiful. We definitely hope to get back in a few years - we can definitely see the attraction to owning here, particularly if we weren't east coasters.
