Lien on deed

There is an auction right now that is for a bankruptcy and it is saying that they did not do a title search so they are not responsible for any liens on the title, my question is how common is it for there to be a lien on a timeshare title? It says that all the maintenance fees are up to date.

There may be an outstanding amount on the purchase contract or unpaid maintenance fees.

It wouldn't be that uncommon, especially in a bankruptcy. I'd steer clear of that one........
