Is buyatimeshare.com a legit reseller urgent

Had offer accepted 308k national harbor for 2300 plus 550 transfer and closing.....now they are asking for $599 if I want them to handle admin of transfer which seems included in every other reseller I've worked with. Thoughts?

What's the $550 for? They charged $550 already and want another $599? Seems like they are charging you twice for closing/transfer.

A little more than a penny a point for national harbor, one of the lowest Mf in the system Not too bad

The question is do you want it and can you afford it. and can you find the same thing cheaper elsewhere

The purchase price is a one time expense that 10 years from now will be completely forgotten. And remember national harbor will save you about $500 a year compared to an average mf contract

This seems cheap for buy anyimeshare.com. Be sure it's not an EOY

National harbor is located in Prince George's County Maryland (my childhood home) I remember when National harbor was Smoots Sand and Gravel Pit. But that's not important

What is important to know when looking at the closing costs is that PG county requires hand delivery of deeds to the recorders office. That extra administrative charge may be to hire the person that has to stand in line to record your deed

Annual. I sense I'm getting a good deal overall...miffed about the extra $599 but my bigger concern is whether they are a bad outfit and won't deliver.

Most of the complaints are from the sellers who think they didn't market enough or took too long or whatever...no indication from sellers that they didn't deliver

I purchased a National Harbor resale. It took 9 months from start (purchased on eBay) to finish (showing up in my Wyndham account). I did not pay extra to have the deed hand delivered (although I was told that was part of the process in Prince George's county (as Ron described)), it was included in the transfer and closing costs. It was not the same reseller, just saying it can take long time. I think other things caused it grind along slowly (not just the hand-delivering part of it).

That's the one. Goofy ad so I went direct to link and it took me to the Buyatimeshare website where I registered and put in an offer that was accepted.

The offer was 2300 plus $550 closing and transfer but the 550 came from broker and apparently just is the closing and they want $599 more for transfer

This e-bay action clearly said the auction would be cancelled if a bid was accepted through the re-seller. This has not happened as of a few minutes ago and there are three bids that that include a open ended on the costs and title transfer issues.

Apparently we were posting at the same time. That is your decision, this contract may being sold to two 2 different people who ends up with it, anyone's guess.

UPDATE: 7:56 a.m. Auction still active, 5 bidders. If there is no written contract for your deal, then there probably is not a binding contract.

I got the answer to the open ended closing price by calling and they left a voice mail saying closing costs were $550 and maybe it was a legit misunderstanding but my voicemail and the offer both say closing and transfer ----and the offer I made was accepted.

When I spoke to the guy on the phone was when I was told about this other $599 fee. I am leaning toward simply eating the fee because I think long term I am still getting a decent deal due to low mf...I have 578k at around 6.6 so this 308 at 4.8 or so would average me down.

Hoping the Tug community can enlighten before I talk to them tomorrow

Oh and the $599 is in theory optional as I have the option of doing it myself. Based on the nine month story above I'm thinking not something I want to try

That number certainly sounds very similar to the upfront fee they charge for listing ads on their site.

if you won the ad thru an ebay auction vs their site, perhaps there is verbiage that would somehow provide the owner a refund of his paid "advertising fee" and thus collect it from you the seller instead?

or they could just be double dipping. hard to know for sure...and i doubt youd get a straight answer?

id at the very least contact some other legitimate closing companies and see what they would charge to handle the closing of this resort.

If your guy is telling you something is off, then may be you will want to pass. I am not saying that the $599 is not legit because I do not know. I'm saying if you don't feel comfortable, move on. There will be more a national harbor deals if you are patient. I had a ongoing search with eBay. I usually see one a month pop up. Canterbury is a little less often.

A few in S and VA, a single resort in NC, MD, PA, and UT, plus Jamaica and the Bahamas
places like buyatimeshare and sellmytimesharenow make there money by charging very inflated listing fees and high broker fees (to the buyer) as well as high closing costs. You just need to keep that in mind when you offer an all in price for a property. I don't think their brokers or closing company is any better than average. I would see if you can use LT or another company of your choosing and just pay it directly. Alternatively you can lower your offer to the all in price you were originally looking for or you could just pay and not worry that someone will swoop in willing to pay that extra and take it away from you.

I rescinded and bought a different contract off Tug. They were giving me the creeps.

Good move. However, the seller beat you to it. The following came off the e-bay site:

"On Mar-22-17 at 19:51:17 PDT, seller added the following information:

I am now told closong and title fees are $850. And yes, if someone makes a decent offer on buyatimeshare.com Before end of ebay auction, I will accept and then close ebay auction."

The closing and title fees estimate went up and seller reaffirmed that if someone makes " a decent offer" on the re-sellers site before the end of the auction, that the e-bay auction would be closed. Apparently yours was not "a decent" offer and the process continued as of yesterday evening.

The good news for the first five bids, the current bid is after the update of information on the e-bay site. The current bidders had/have access to the updated information. The seller appears to be doing well.

I note the seller sold for 3k plus $850 in closing fees....the buyer will no doubt be surprised that it includes closing and wyndham transfer but if the want the extra service to make sure wyndham gets it will be another $599 still.
