That's the exchanger's perspective. Owners who are interested in someday selling their Weeks should be encouraged by ROFR thresholds being actively and consistently exercised because they somewhat prop up the resale market.

I agree; it's true for owners who are interested in selling in the future. I was limiting my comment to a specific instance of Marriott exercising ROFR and if that instance of "ROFR fail is a bad thing". Then again, these isolated "fails" are part of a bigger picture which leads to/supports your point.

As TheTimeTraveler mentioned, it varies, depending on several factors. However, when we purchased our 2 bdrm. annual unit at the Grand Chateau last summer, we were pleasantly surprised. Marriott responded in 2 days!!!
May I ask what you paid for the 2-bdrm resale at the Grand Chateau? I'm interested in buying one for resale and not sure what would be considered a good price. Looking to use it primarily for trade and maybe use the LO annually and exchange the 1-bdrm. Thanks for any info you are willing to provide as I am very new to the timeshare world!

This link will tell you about when Marriott has exercised right of first refusal in the past, and is therefore at least somewhat indicative of what may be a "fair" price -- or at least a price where you will be able to close the deal.
ROFR Experiences (www.rofr.net)

Added: as I look at the chart, GC is cheap. It looks as if $1,000-$1,500 will pass ROFR.

Robert,
Check out the link that vacationtime1 mentioned. It will give you a good idea of what you might like to offer for GC. We purchased ours for $1800. I initially saw a winning bid on E-bay for $1600, so I contacted the broker and asked if he had another listing available. I didn't want to go through the angst of bidding, so I offered $1800, and the offer was immediately accepted. If we wanted to purchase another 2 BR GC, I would probably try a $1600 offer. Resales for GC appear quite often on E-bay, so if you enjoy bidding and are not in a hurry to make a purchase, it would be an interesting exercise to place your max bid and watch for the results. If you're interested in the broker's info, please P.M. me and I'll be happy to share his info with you. Good luck! CJ
