[HGVC] Resale Purchase Questions from a Newbie

I am in process of purchasing an HGVC resale. I have used Judi Kozlowski as the broker and TRCS is the closing company. I am comfortable with the deal I have and all the feedback about Judi and TRCS.

My questions are:

1) Should I ask to see the Estoppel Letter before providing money for closing?
2) Is Title Insurance worth the cost?
3) Does anyone have experience with a reputable Title Insurance company?
4) Any other advice?

Thanks ahead of time for your help and assistance. Finding the TUG BBS has made all the difference for me and my wife. My Father purchased HGVC at full price, and we would have gone that route. So, thank God for TUG.

I'd say yes to the first two as the Estoppel provides you with what you are buying and the Title insurance helps to make sure that happens. HGVC properties, while not outrageously priced, are certainly not insignificant and it's worth it IMHO. I think our last Title Insurance was with Chicago Title believe it or not.
