We have a week deposited with II, and are planning to go to London next fall. We are about to make some firm decisions, and I am wondering how difficult it is to get into the Marriott Grand Residences? It looks lovely, but I know there are only 49 rooms, so I assume it can be tough. We also have the option of using Marriott points, so we've narrowed the hotels down to Grosvenor House, Renaissance Chancery Court, and Marriott Park Lane. (We prefer Marriott properties, as you can no doubt tell!)

Anyone have any firsthand experience with Grand Residences? Thanks! :D

It's not an impossible trade, but almost. There have been only a very few successful exchanges into 47 Park Street reported here. Very, very few weeks get deposited into II. The rental rates are so high that it isn't economically viable for an owner to make such a deposit.

I would make alternative plans.

Marriott 47 Park Street

Cathy-
In April 2005 there were at least 4 units deposited into II. I got a 2 bedroom and a know a couple of other Tuggers got weeks also. Since then I've seen one week just prior to Christmas 2005 and another week just prior to Christmas 2006.
When I booked my unit I spotted it on the computer, clicked on it and called II to book it. The II rep told me he had never seen these weeks available before.
When I was staying there, a met with a sales rep. These units are sold more like a fractional, with 3 weeks being the smallest package available. I recall prices started around $200,000 with MF being around $10,000 per year. Very expensive! The sales rep told me that no one has ever exchanged in from II- that owners never deposit the units. I knew that wasn't exactly true- I was there on an exchange.
You best option is probably using points in London. There are some great Marriott hotels in very nice locations. Good luck with planning your trip!

II no longer lists the resort (47 Park Street) in their online directory of resorts. So, That should give you some idea of how often the resort becomes available for exchange.

On the other hand, the Tahoe Marriott Grand Residence, is often available for exchange.

These units are sold more like a fractional, with 3 weeks being the smallest package available. I

All the Grand Residences are sold as muliple week fractionals.

It was under renovations

A year ago, my Marriott rep told me that yes-- it was very rare for an exchange to become available-- and she added that it would become even harder because renovations were about to take place and units would need to be taken out of inventory for the renovations.
