Coral Vista Rental Questions

We are considering renting out our 2 BR unit at Coral Vista in 2018. Our season is mid-May through mid-Dec.

1) What weeks would be most likely to be in high demand for rental?
2) Has anyone dealt with OMVILLAS as a rental broker?
3) We heard someone talking once about a woman in the St John/St Thomas area who would broker rentals for owners. Does anyone know who this is?

We have never rented our place out before and are looking for the easiest way to do it.

As to question 1

The interval TDI index would indicate week 25 (3rd week of June) and week 50 (mid December) are the highest demand weeks for your season. Also we have personally been in St John around the 4th of July and it looked pretty busy in Cruz Bay. Hope this helps.

I rent my pool villas occasionally. For your week range, I would say July 4th or early summer would be your best bet. August is more unpredictable.

I have advertised through OMVillas. They have never found a renter for me.

You may be talking about Ms. Kevyn Salsburg. I've looked into her services, but I find their fees too high.

RedWeek has 22 current listings for Coral Vista rentals. Many seem to be overpriced, but you can look there to see what folks are asking. TUG MarketPlace has 16 Coral Vista listings. You can check there as well.

We have had our Coral Vista Thanksgiving week studio posted on RedWeek for about 2 months now, but no takers as yet. I've been told that the majority or rentals do not move until you get within 6 months or so of the rental date. Like you, this is our first experience at this. We shall see how it works. We may yet add a TUG listing to our folio.

Vacation Candy is also running our listing. They do not charge for this, but they do add $ to your asking price...$400 added in our case.

The Salsburg family and OM villa both take the same amount of money if they rent your property - a bit less than 20% of what you rent it for. We listed our timeshare with both of them (and another site - $40 to list (not Redweek)) and none of them delivered a renter or even a potential renter.

Thankfully we also listed it ourselves on TUG, and it rented out pretty quickly.
