Blacked out of Grand Mayan if not a member.

I just experienced a unique situation that I would like some feedback on. We exchanged our TS Through II for a week at the Grand Lux in NV Mexico. 2 days ago we attended a presentation here with the local TS sales team. I declined over and over with the reasoning that we can trade to come here, so why would I need to purchase here, there seemed to be no additional incentive to become an owner here, even at the Grand Mayan.

The TS Salesperson kept telling me that I would not be able to trade into this property again, and I would be blacked out from II allowing me to trade into this property again if I did not purchase a unit here.

Has anyone ever experienced something like this? I looked up on II and see that I can trade into this property again.. it shows that there are "getaways" available and trade units available.. so it looks like I can... I just wanted to check with the experienced people here... thank you in advance!

A few in S and VA, a single resort in NC, MD, PA, and UT, plus Jamaica and the Bahamas
You won't be blacked out. Vida has too much unsold inventory and they need to get bodies into the resorts and into the sales meetings. What they have done is make the exchanges much more expensive. I don't know when you made your last exchange but the resort fee skyrocked from $75 to $11 per person per day (over the age of 12). So if there are 2 of you the resort fee is $154. This is on top of the exchange fee and your deposit. If you have 4 travelling the fee is $306, etc. This applies to Getaways as well. II does limit the getaways to Vida properties to I believe 2 per 12 months. You can do unlimited exchanges. I have heard someone suggest that the fee is also based on the private capacity so if you have a 2 bedroom the fee would be $306 even if only 2 were travelling. I have not heard that was confirmed.

Thank you Tschwa2 for that information. You are correct, we traded in using II, and paid II the trade fee of about $200 for the week... and we are being charged a resort fee of $11 PP/PN for the week. So over all its costing us about $350 for the week. Because we already own a TS in the Mayan Rivira area that is a Mandatory AI property, we do not pay any yearly maintenance fee, there is no other cost for the week trade... So this week here at the Grand Lux is costing us the $350, plus the original purchase investment... so overall its a good deal for us to come here as long as we do not get blacked out.

Sales would like you to believe it, but return to your heart's content. We've been 4 times (3 in the last 2 years) and are heading back for a 5th visit this year.

Joined TUG '96, Wyndham Grand Palms AKA, Presidential Villas at Plantation Resort, 3 bed lockout.
the most important thing to remember when a timeshare salesperson is talking is MOST of what they are saying is a LIE. if you go by that rule you will enjoy the free stuff you spent at least 2 hrs getting.. You did get some sorta freebie for all that right???

FYI - not all Vidanta locations are $ 11 pp / pd / Just the big ones

1)Nuevo Vallarta - MP - GL - $ 11
2)Riviera Maya - MP - GL - $ 11

Mayan Palace Puerto Vallarta Marina is $ 7
Acapulco is $ 7

Check on RCI or ll regarding the other locations / brands

What is true is that the current RCI / Vidanta restriction is - 2 exchanges per year - all locations - and only one can be "high " season . Dates and Details are defined on RCI's website .

Intervals International does not have this restriction .( see post by tschwa2 for details )
SFX also has a strong relationship with Vidanta / if you are looking for a third door in .

There are also a number of rental sites set up by / for Grand Luxxe owners who have lots of weeks and do not use all they own .
Rentals do not have the pp/ pd exchange cost and some at the GL level have free rounds of golf , massages etc included .

Vidanta sales is know to - " give facts / that need fact checking "- especially to first time exchangers .

I have also been given - good valid / true information- during the part of the presentation when the salesperson
is trying to develop rapport with me as an existing owner; - an owner that they hope will upgrade to a higher Vidanta brand .

The " hotel & reservations management" side of Vidanta prefers to have full resorts . The DO NOT report to TS sales . They report to top management .

Yes, we did enjoy a few freebies, and really enjoied our stay at the Grand Lux. We have already booked to go to the Grand Mayan NV for June. Loved the Hotel staff.
