Atlantis in Hawaii (2019)

Extremely unlikely.

1. Vistana does not have a property on Oahu. They would first have to build one.
2. Vistana would have to negotiate payment of any fees to access Atlantis on top of that.

Not sure why Vistana would have access, there are no Vistana timeshares even close to this property.

Might be worth adding: the Harborside access deed/agreement with Atlantis is between Harborside's owner's association and Atlantis, so Vistana (formerly Starwood) has nothing to do with it. I think HRA was unique in that it was a joint venture of Atlantis (formerly Kerzner) and Starwood.

If the project goes ahead, I wouldn't be surprised if there is a timeshare component, because getting the cash from sales up front helps with project financing. That being said, I doubt it would be a Vistana resort. They would have to compete with every other developer who was interested.

The Atlantis folks have purchased 2 parcels of land next to Aulani, so it's bigger than it seems. I would agree though, that it is far less land area to work with than at Atlantis in the Bahamas. I would expect that it will be a large high rise hotel or two and as much water works as they can fit into the land area, plus restaurants, bars, etc.

Two parcels next to Aulani? There is one open land parcel next to Aulani, then a condo development, then open land and the MKO. I own at MKO and am pretty sure the land next to MKO is owned by MKO. They will build their 4th tower there. Perhaps MKO does not own the entries opnen plot.

Either way, unless the buy the Condo development, the open land is fairly small.

That open land north of MKO is not owned by Marriott. There was a developer that bought it, I would have to dig up the thread. Bldg 4 at MKO is to be to the south and perhaps west of the existing buildings.

OK, IMO the land is too small to build an Atlantis resort development. Look at the pic below.
It certainly won't be like the one in the Bahamas.

Not sure how many times smaller, but I am guessing at least 4x smaller.

Point of clarification: The owner of the Atlantis brand (which is owned by Kerzner) did not buy the land. China Ocenwide owns/bought the land and has entered into an agreement with Kerzner to develop and operate the resort. This matters if there's insurmountable opposition to an Atlantis, since the owners could decide to do something else.

I had previously thought Kerzner was in no position to be developing another resort, after defaulting on Atlantis in the Bahamas and struggling to sell its interest in Dubai, as well as developing a new Atlantis in China. But this seems like it is actually happening, though I would not be surprised if it all fell apart.

From an earlier article in December....

China Oceanwide will now start the design and construction process of these properties into an international luxury resort to be named “Atlantis Resort & Residences Ko Olina,” which will include about 800 hotel rooms and about 524 luxury residences marked in association with the Atlantis brand, an aquarium, restaurants, bars, a spa, a gym, conference facilities, a wedding chapel, outdoor pools and bars and a waterpark.

So I was wrong ... instead of buying two parcels of land, they bought 3.
