[ 2012 ] Are there companies that legitimately sell for you?

We are toying with the idea of selling one of our two Marriott Timeshares. I haev read the "How to sell your timeshare" info. I get that there are scammers out there and not to pay upfront costs. But are there legitimate companies that will sell your timeshare for you? I don't know if I have the time to sell ours myself. If there are such companies, what are they called and how would you find one. What are reasonable commissions? Much thanks for any info.

I'd look at the TUG Business Ratings and pick 3 highly rated companies and contact them. Note that REPUTABLE brokers charge a commission of $1,000+ out of the proceeds of the sale, and the scammers all charge a high upfront fee.

Depending on what you own, you should be able to find someone who can help you with your Marriotts. The vast majority of timeshares are not worth the time of a no upfront fee broker to spend time selling your timeshare.

If you cannot find a broker to sell it, you can try to give it away or deed it back to your resort. If none of those options work, you should consider paying something to liquidate it for you. There are a lot of scammers out there in this area, so you need to be careful picking a provider. So, before you do pick a provider, I would post a thread to ask for help. Just realize that there are many posters on TUG including some moderators who are against this approach. They will say that it is illegal activity. But, for any particular business, they are only speculating about the legality. And, in no way is it illegal for you to do it. Listen to all of the input, but for many it may be your only option out. I have had good luck with some providers who offer donation services. I would start there. But, do not expect a tax deduction. Good luck.

First off, I'm not recomending this at all...

We went to a meeting yesterday from a company called TimeshareGuidance. Their pitch is that you come to the meeting with your timeshare deed and you could leave the meeting timeshare free. Here's how it went, (and by the way I was there only to see what it was all about, not to sell any timeshare).

For an hour and a half the speaker gave nothing but a bleak and negative picture of timeshareing and the timeshare industry. I'm guessing it was largely factual, but it was also very biased, and none of the good parts of timeshareing was offered. It was definately geared to increasing the desire to unload that 'timeshare financial anchor' the 20 or so invited guests came in with. In many ways it felt like sitting in a timeshare presentation meeting, because the 'sales force' were all seated nearby thier particular targets, waiting to offer the hard sell...

At the end of the speakers part they put up their rates which was on a sliding scale that was pegged to the amount of your Maintenance Fee. In short it was roughly $4000 you'd pay to get out from under $1000 Maintenance Fee. At that point I'd seen enough. So I can't tell you how much sales pressure was exerted, nor can I tell you if there was any kind of a Special Meeting Offer where the price was dropped if you bought immediately. I'm assuming other Tuggers have already reported on this elsewhere... For desparate people with no other options, this may have some value, however they also stressed that they only took certain timeshares, which I took to mean, high quality weeks.

I'd be interested to learn what other Tuggers are saying about this company. It didn't seem like a scam, but it was certainly high priced, and biased in their presentation which to me makes it suspect... Cheers, Bob

Be very very careful. Most of these companies do not actually transfer the deed, but only have you sign a power of attorney. They may or may not ever transfer the deed (many never will).

What you have described above is merely the m.o. of just another "dime a dozen" PostCard Company.

Frankly, it is always very hard for me to imagine any circumstance in which it could possibly be worth paying out thousands of dollars just to (...only maybe) get rid of a timeshare which can, in almost any and every instance, instead at worst be given away for free. Worse, many (maybe even most, for all I know) of these parasitic PCC's never even subsequently record a new deed in a new owner's name. In that scenario, fast forward a few years and take a wild guess who still owns that timeshare, even after having previously forked over several thousand dollars to have (supposedly) been rid of the ownership. :eek:

Yikes - well I'm certainly not paying someone $4K to take my timeshare. We are not in dire circumstances to get rid of it. If that were the only option, then I'd keep it. Unbelievably, I've already gotten an email to evaluate my timeshare from someone on TUG. We have already booked our 2012 week, so we would be selling for next year - just in planning stages. Would be nice to not pay Jan's MF, but that also may be a selling point if we do. Thanks for the info on options. TUG rules!

Be aware that the upfront fee companies read TUG and solicit owners who have written posts like yours - just because they found you on TUG, doesn't make them reputable.

Getting out of a Timeshare

Don't use Buyatimeshare.com ! They promise a nine month sell and mine has been there twice as long ! I asked for my upfront $ 500 back to no avail : ( I was just keep using my every other yearly week with my low maintaince fee . Lesson learned !

I would call Marriott, check out the Marriott forum also. Some people have reported offers from Marriott to buy their weeks back. It is worth a try. The prices were not like they were in the past, much closer to Ebay prices today with a bit of a premium. It is worth a try and you would only be dealing with Marriott and not a third party.

Great advice from everyone. Marriott has been reported to have offered higher offers than the resale market would currently support. You can find a discussion about similar situation with Desert Springs Villas HERE.

If Marriott won't make a direct purchase offer, then just take your time and learn as much as possible about the expected resale value and the transfer process itself before doing anything else.. Most of the resale scams involve misinformation about pricing, or about closing costs!

There are a number of viable broker options that DO NOT require any type of upfront fee.

Timeshare Scam victims - where to file complaints

www.LTRBA.com is the website for the Licensed Timeshare Resale Brokers Association.

If you have been scammed, there is a link in the left side bar there which makes it easy to file a complaint with the appropriate agency.

There is also a membership directory there of member brokers, all of which are licensed real estate agents who legitimately sell vacation timeshare, with NO upfront fees. Commission at close of escrow.
