The Townes at Kings Creek Plantation, Platinum Float (1-52), 4BR lock-out unit, EOY ODD

Maint Fees of $995 due in Feb of use year before reserving your week
Have always paid ahead and called in the 1st day reservations are permitted and have always gotten the exact Summer Week I wanted, including July 4th several years

A few in S and VA, a single resort in NC, MD, PA, and UT, plus Jamaica and the Bahamas
How much are the MF"s? Do you pay annually half or the whole on use years? Is it a lock out and if so what is the configuration of the two parts. Does it float 1-52 and how early can you book? What would be the latest you would need to book to get a summer week? Do you have to prepay the MF's when reserving for the following year?

Just wanted to to chime in and say that I am very happy with my Kings Creek ownership.
If you are thinking of owning/vacationing in Williamsburg, this is a very attractive resort, located literally next Water Country USA.
The resort itself is well kept, the grounds are manicured, and the pools and the gym are in great condition. I would not call this a luxury resort like a Marriott or Hyatt, but I also do not have complaints.
This resort trades in RCI and SFX, II, and DAE, so you'll have no problem exchanging, if you ever need to.
That said, I would advise against buying this as a trader, because Williamsburg seems overbuilt and therefore it seems that the major exchanges (RCI and II) do not give it as much trading power as timeshares in other places. This is the case even if you have a july 4th reservation, which is as high in the travel demand index as it gets for Williamsburg.
Also, be aware that Kings Creek salespeople are relatively aggressive and will try to convince you to convert your "legacy" ownership into points for a lot of cash. The salespeople will tell you that you will get a better exchange if you use points, but that is not really the case in my opinion.

Current maintenance fees for a 4 bedroom Townes unit is $1065, not the $995 the OP listed. For the $1065 you have two 2 bedroom units.

For the cost of the maintenance fees the resort is a good value as far as trading goes. Using RCI you will get 25 TPU for each two bedroom if you book a summer week for a total of 50 TPU for the $1065 fees. I've had good results with Interval as well but you must book a summer week.

I've found that each two bedroom unit easily rents for $750-$800 for summer weeks should you choose to rent. Overall a good place to use,exchange or rent.

There is also a $250 transfer fee which isnt mentioned.
