I have two Wyndham Smoky Mountain deeds I am giving away. I will do the recording and transfer. Your only cost is the $299 transfer fee to Wyndham (each deed), and if you want a transfer company involved then "buyer" will assume that fee too.

The MFs on these deeds are $.55/1000 lower than CWA, which is a good deal.

Deed #1:

Contract Type: Undivided Interest - Odd Year (UDI)
Points: 126,000

Points available January 1, 2019.

Total HOA Fee
Total HOA Fee for 1,000 Points: $5.05
Maintenance Fees: (63,000 / 1000) * $3.71 = $233.73
Reserve Fund: (63,000 / 1000) * $1.21 = $76.23

I'm not familiar with Wyndham points. Can you tell me how many points are needed to get a 2-bedroom for a week? Or, if 126,00 is not enough points for a 2-bedroom, what size will it get? Thanks.

There are many variables you would need to look at to determine if 126k points is the right amount for you. Location, time of year, and of course room size.

Here is the link to the Wyndham Directory. Take a look at it and see if this will work for you. Hopefully you've been reading all the advice here in TUG and can quickly grasp what you need. as long as you owns & stay current. points can be used at any wyndham resort 10 months prior. 13 months at home/deeded resort.


read this before purchasing anything then read and re-read the members directory. all information is there. Trust me it takes several reads to absorb and understand.

The Club Wyndham Plus assessment is what Wyndham charges you to be a part of the system. It is a permanent fee. It entitles you to use RCI, etc. If you are a resale customer you pay $.55/thousand points per year or $128 per year, whichever is greater. If you purchase a retail contract the fee is $.57/thousand points.

No ma'am, the Club Wyndham Plus fee is a minimum of $.55/thousand OR $128 per year (for the entire account, not each contract), whichever is greater. For retail, it is $.57/thousand points.

If you have LESS than 233k points, you will pay $128 per year. If you have more than 233k points you will pay $.55 or $.57/thoudand.

Yes ma'am...please excuse me for not understanding your question fully. Yes, you got it exactly right...there is the HOA fee, then the Club fee added to that which is either $128 per year or $.55/thousand points, whichever is greater.
