FYI - just got this e-mail about renovations beginning shortly. I trade, so wont be visiting so it doesn't affect me.

We want you to be aware that if you are planning to visit next year, your villa may be under renovation during your vacation. The Falls and Palms phases will be undergoing various villa enhancements Jan. 1–April 2, 2017. For a complete timeline, please check the renovation schedule.

Resort Advisories:

Sheraton Vistana Resort has several maintenance projects planned throughout 2016 and 2017, including the following Homeowner Association-sponsored projects:

Springs Phase: August 28 – December 31, 2016
The Springs phase will undergo a villa interior refresh including all seating, window treatments, bedding and accessories, interior paint and carpet replacement. Exterior projects include HVAC replacement, exterior paint, and window/door replacement.

Falls Phase exterior building maintenance: January 15 – April 2, 2017

The Falls phase will undergo a window replacement and exterior paint project.

Palms Phase: April 2 – July 16, 2017 and Courts Phase: September 16 – November 17, 2017

The Courts and Palms phases will undergo a villa refresh that will include all seating, window treatments, bedding and accessories, interior paint and carpet replacement.

Falls Recreation Center: January 2017
While the Falls Recreation Center is unavailable due to a refresh and maintenance project, the other on-site recreational centers will remain available.

They should do some maintenance in Fountains I. The mattresses are pretty bad. I told them about this already.

Will this be included with our maintenance fee or will it be a "special" fee that we will have to pay in addition to the regular maintenance fee? We own in courts and had to pay extra last time it was updated.

There isn't going to be a special assessment for this refresh, its part of the reserve fees collected with the normal maintenance fees.

How do they decide when the Special Assessment needs to be collected vs using the reserves. I assume it comes dow to cost, if it is covered with the reserves there is not need to collect a Special Assessment.:ponder:

I think it depends if they planned far enough in advance or not. If they have enough cash in reserves to cover the renovations, then there is no need for a special assessment.
