Found this on Craigs list. This may be why you can't book a one bedroom. Owners booking and renting out.

Enjoy Thanksgiving Week in Maui in a 1 bedroom premium villa, sleeps 4. The Westin Nanea Ocean Villas is the newest property in Maui - opening June 2017. The property and rooms are island contemporary.

This 1 bedroom premium villa is available from November 18th to November 25th. Total cost is $2900 for the week.

The villa has 1 bedroom and 1 bathroom. It is 840 square feet and sleeps up to 4 adults. It also includes a full kitchen, dining tables inside and outside, and washer and dryer in the villa. There are brand new barbecues down by the pool.

This property is located on the North side of Ka'anapali, right on the beach! There are two other Westin villa properties and you have full use of facilities and restaurants - Dukes Restaurant is a 2 minute walk.

There is a free hotel shuttle that will drop you off and pick up in Lahaina as well as all the other Westin properties like the Sheraton and Westin hotels.

This one bedroom villa features a master bedroom with king size Westin heavenly bed with HDTV. The master bathroom has a Westin heavenly bath with large shower, bathtub and vanity. There is a pull-out sofa bed in the living room. There is an entertainment console in the living area with HDTV DVD player and Bose wave AM/FM radio.

The villa has a fully equipped kitchen including a range with oven, microwave, full size refrigerator, dishwasher, coffee maker, toaster, blender and dinnerware. There is also a washer and dryer, private lanai with outdoor furniture. Telephone lines with voicemail and wireless high-speed Internet access.

Other amenities include outdoor barbecue grill stations, fire pit, sand beach, island lagoon pool, island whirlpool spas, poolside cabanas, children splash pad, to plunge pools, a beach pool and waterslide, Westin workout fitness studio, sauna and steam room, concierge services, and covered parking.

Owners have always rented their timeshares, but that doesn't impact availability, because whether the owner uses it or rents it, he is still going to reserve it.

With only 14% one bedrooms at the resort, availability is always going to be an issue. Hopefully, it will ease up when phase II opens.

They probably won't get $5,500, when you can rent an ocean front 2 bdm. at the original resort for around $4,500.

And Craigslist is not the place to advertise a high dollar rental anyway...

True. I can rent something really cheap on Craig's List, but nothing rents for $200 or more per night. TUG ads work okay, and I have had some luck on Redweek. I cannot imagine a anyone paying $5,500 for a week in a new resort with immature landscaping.

I think owner rentals DO impact availability for the highest demand weeks, such as President's Day weekend and summer weeks.

The few times I rented out WKORV, I tried to always book a February or summer week because that's when II told me the demand was the highest. However, when I personally used my week, I actively avoided those high demand weeks.

Why would the 2BD Points Owners be able to reserve several days prior to 1 BD Points Owners?

Because they own more home options, they can reserve early to get the date they want. For example, they may reserve 14 nights, including the week before a holiday week, and the holiday week.

I'll bet the sales people a Nanea never mention this little technicality. I had no idea until now and I would be pissed if I had bougt what I thought was a one bedroom. Welcome to the flex plan.

One of the biggest downsides to owning any floating week in any exchange program is the uncertainty of being able to book the week you want. It's ironic that TS marketers often target families with young kids, because TS ownership actually works best for people with flexible schedules, or for those who are willing to pay to lock in aka fix a high season week.

For float owners of high demand/expensive resorts, competition is so tough most weeks of the year that you'd be remiss not to have your plans laid out over a year in advance so that you can book at 12 months out. For folks who need to travel during the dozen weeks of the year that the kids are out of school, attempting to book WKORV could turn out to be a very discouraging and aggravating process. It's bad enough at place like Harborside, which is very popular in the summer, but at least those owners have the protection of different seasons. A gold week owner can never book ahead of a platinum week owner for a platinum week. At WKORV, they coded the entire year as platinum, so a float owner has the added struggle of competing with potentially 50 owners for each villa.

That being said, since Nanea is still in the sales phase, owners should be able to make reservations fairly easily. So take advantage while you can! And realize that once the kids are out of the house, the world is your oyster! I LOVE traveling in shoulder season!

If you use banked SOs, you not only use the benefit of booking during home resort priority period (8-12 months out), but you also lose the view you paid for!

I am just beginning to realize what you guys were discussing a year ago still remains an issue, that is, in June 2018, it still is next to impossible to reserve a one BD villa at Westin Nanea. I am upset and feel that we were not given a true picture when we were at the sale's presentation. We are only interested in one BD room villas... What should we do to secure a one BD villa?

The OF units require additional StarOptions, 176700 for a 2bd OF vs. 148100 for a 2bd Resort view, for example. So there is no ambiguity.

Although I have also not seen 2bd OF units available for StarOption reservations at the eight month mark.

I think your best option is to reserve at WKORVN at the eight month mark. Not optimal; I agree that Vistana messed this up badly.

I would have a strong preference for WKORVN vs. WKORV at the eight month mark because some WKORV units have parking lot views.

Part of the problem is probably that it's easier for sales to sell a 81k package because it's cheaper. I bet more than 14% of the options were sold in 81k increments.

Hi Robert, i am just beginning to join the forums at TUG (although signed for TUG 3 years ago), forgive me for my ignorance, but WKORVN means week of resort view, doesn't it? what does "n" stand?

Thanks bizaro86 for your reply. I have called Westin Nanea today, they told me there are 48 one BD villas, 250 two BD villas, and 38 three BD villas at the property, as of now when all the construction has already been completed. It looks the issue of 1 BD villas won't go away. I also wonder what kind of owners are able to reserve an one BD villa?
